Optimal geological conditions allowed engineering to grade and build a slab foundation with 31 subterranean caissons varying 7-30’ deep to create a 3800 square-foot house with Pool and 2000 feet of outdoor deck on two stories. An estimated 1.5 million pounds of reinforced concrete was utilized in well compacted soil and extensive bedrock.
The house faces north west for good daylight and sunsets. The architecture has made use of the terraced flat portion of the available lot. The house features energy-rated windows and doors of which all the exterior surfaces include thermal breaks with argon gas filled double paned 1/2” tempered glass and European hardware. The House is compliant with Title 24 energy efficiency requirements , including interior and exterior insulation for temperature stability and noise reduction. There is an interior fire sprinkler system.
Heating and cooling is achieved through a pair of roof mounted Bosch 4 ton heat pumps. All ductwork is located within the climate controlled envelope of the domicile. There is ceiling access for one heat exchanger, and garage access for the second.

The deck is Supported by (4) 30” caissons and framed in 2 x 12 pressure-treated wood. The surface is one by six red balau hardwood secured with invisible fasteners. The deck railing is heavy duty engineered aluminum posts with a series of 11 stainless steel cables for strength and safety.
The house is pre-wired for Internet, Wi-Fi, security, entertainment and future upgrades.
